Church Property Development
It is the responsibility of the director of church property development to counsel the churches within Florida Conference
with respect to the acquisition, construction, or disposal of any and all real property to assure that all legal requirements are met, all practical
considerations are dealt with in a reasonable manner, and that adequate financing is available before commitments are made.
All real estate matters should be directed to this department.
Department Responsibilities
- Personally inspect any property which a church proposes to purchase or receive by gift.
- Meet with pastors, church leaders, church boards, building committees, or other groups to assist with the development of general
plans for the purchase or construction of church facilities and to inform them of Conference financial policies and revolving fund
loan requirements.
- Assist with negotiations and prepare contracts, leases, and other agreements ensuring that appropriate contingency provisions are
made to protect the church's interest.
- Review all appropriate test results, such as environmental studies, soil borings, structural tests, termite inspections, surveys, etc., prior
to closing on the purchase of any property.
- Coordinate real estate closings and liaison with attorneys and title companies.
- Research the title to gift properties offered to the Conference to be sure that they are acceptable and arrange for the marketing of such
properties if they are accepted.
- Maintain, insofar as possible, a blue print library for all Conference properties.
